Our fixed fees are based upon the value of the property. Because of this, we can provide you with a reliable estimate of our costs as soon as we have details of your intended transaction.
The following costs are based upon a typical transaction without unexpected complications. If a case does experience any unforeseen complications, or issues, we will always advise you immediately, and fully discuss any potential impact on price before any additional charges are incurred.
Our fees include dealing with registration at the Land Registry and paying of Stamp Duty Land Tax (SDLT) if applicable. If you are purchasing your home with a mortgage, your lender will require searches. Our search pack includes the Official Local Authority Search; a Drainage and Water Search; a Landmark – Homecheck Environmental Report; and a No Search Chancel Indemnity up to £1M.
There will also be other charges that we will have to pay on your behalf. These include a Bankruptcy search on each purchaser, and Anti-Money Laundering (AML) search, a protection search fee with the Land Registry, then post completion SDLT and a Land Registry Fee.
